01What is an energy management system, and how does it differ from a BMS?
An energy management system (EMS) collects readings from electricity, water and gas meters, normalizes them and turns them into consumption, cost and intensity figures a person can act on. A BMS, the building management system, controls plant: chillers, air handlers, pumps and lighting. The BMS decides when a chiller runs. The EMS tells you what that decision cost.
In most Saudi buildings the two never meet. BMS trends live on a vendor workstation, meters in a utility portal, the bill in finance. The 40% of energy waste typically removable in a fragmented site hides in that gap.
puniq sells no EMS dashboard. The Data Auditor reads meters and BMS controllers together and leaves one on-premises data layer any reporting front end, yours included, can sit on. 02Sub metering and smart meters: the data an ISO 50001 program needs
ISO 50001 asks you to set an energy baseline, define performance indicators and prove improvement against them, year after year. A single main meter cannot say whether the chiller plant, the tenant floors or the kitchen moved the number.
Sub metering is the fix: a meter per system, floor or tenant, read on Modbus or BACnet next to the utility's smart electricity meter. The hard part is naming each one once, aligning the time base and keeping the history where the auditor can reach it.
puniq holds no ISO 50001 certificate and does not run the certification. The Data Auditor produces the record the program rests on: a full meter inventory, a point-level validation report and the Documented Data Map. Energy data management software explains the normalization steps.

03Building energy rating and cutting electricity consumption in Saudi buildings
A building energy rating puts a label on how much energy a building uses per square meter against buildings of its type. In Saudi Arabia the rating conversation usually arrives with a Mostadam submission, a net zero pledge or a tenant asking for the figure. The consultant will ask for metered data, not estimates. puniq is not that consultant; it supplies the evidence the consultant works from.
Cutting electricity consumption in a Gulf building is mostly a cooling question. Chillers, air handlers and pumps carry the largest share of the bill, so energy efficiency improves when cooling is measured per plant and per hour, not once a month. The same sub-meters that feed the rating show which chiller runs after the floor has emptied.

04Beyond electricity: water leak detection, gas consumption and multi-utility monitoring
Electricity is the line finance watches, but water and gas are where a Saudi building quietly loses money. A water leak detection system is, at its simplest, a water meter read often enough to see flow at three in the morning when nothing should be running. Gas consumption monitoring is the same idea applied to kitchens, boilers and process heat.
A multi-utility management platform sold as a product usually means another vendor cloud, another gateway and another login. puniq reads water, gas and electricity meters on the same open protocols into the same on-premises layer, time-aligned with everything else. 05Industrial energy management system, factory energy monitoring and GMP-compliant sites
An industrial energy management system has a harder job than a building one. A factory meters energy per line, shift and unit produced. Its controllers are PLCs, the programmable controllers on each line, under SCADA, the supervisory software above them. Both speak Modbus and OPC more often than BACnet, so factory energy monitoring starts there, not at the utility meter.
GMP-compliant energy monitoring adds a records requirement. GMP, the Good Manufacturing Practice rules a pharmaceutical or food plant works to, asks for proof that cleanroom HVAC, cold rooms and utilities stayed within limits, with data that is complete, attributable and unaltered. A vendor cloud that overwrites trends is a poor starting point; an on-premises layer with every point traceable to its controller is a better one. puniq does not certify GMP compliance.
