No supplier is pre-baked in.

    We work directly with your chosen controls contractor and MEP team, hand over the specification and answer the integration questions so the build matches the design.

    We verify at commissioning

    At handover we check that what was installed actually exposes its data the way the blueprint requires, then capture it in the Documented Data Map. From there it is yours, with no dependency on us or any vendor.

A smart home system is the hub, app and devices that run one home: lighting scenes, air conditioning schedules, curtains, door locks, cameras. It is bought per villa, usually from one smart home company, and it answers to one phone.

Whole-building automation is the same idea at a different scale. A building management system reads and steers the shared plant: chillers, pumps, lighting circuits, meters and access. It lives on controllers, not on a phone, and speaks open protocols such as BACnet and Modbus.

A villa compound sits between the two. Each home wants a smart home system. The developer wants one readable layer across all of them: cooling per villa, per-unit metering, access zones and shared plant on one model. Decisions made at design stage either open the door to clean, reportable data or quietly nail it shut. 03How to choose smart home companies in Saudi Arabia without app or brand lock-in

Smart home companies sell one brand's hub and app, and many do good work inside it. The risk is not the brand. It is the contract: a hub only they can program, scenes stored in their cloud, a maintenance agreement that becomes the only route to any change.

04Lighting, HVAC and access in one layer, ready for later AI optimization

Villa automation is mostly three systems. Lighting, often a KNX system behind the wall switches (see how BACnet, KNX and Modbus compare). Air conditioning, the largest energy line in any Gulf home. Access, from the compound gate to the villa door. Add per-unit metering and you have the four subsystems the Blueprint unifies into one readable layer.

One layer does not mean one controller for everything. Doors and safety systems keep their own hardware and their own boundaries. Their status and events are read, time-aligned and stored next to cooling and lighting data, so occupancy explains the AC load and an open door explains a temperature drift.

05What a smart home system costs in Saudi Arabia at compound scale

There is no single smart home system price. At compound scale four things drive the cost. The number of villas. The points in each: every switch, sensor, thermostat, lock and meter. The subsystems to tie together. And whether the hub and app are licensed or owned. Cooling load and villa size set the point count.

Two costs are easy to miss. The first is the lock-in tax: every later change order from a single supplier, for every villa, for the next twenty years. Yes. puniq does not rip anything out. We sit above whatever the villas already run, KNX lighting included, normalize the points to open protocols and bring them into one model. Whether an old hub should stay or go is answered in the design, not in a sales call. For a compound already built, the Data Auditor is the entry point. Does puniq install the smart home hardware?
No. puniq is a Berlin-based engineering and software company. We design the layer and name exact, open, interchangeable parts. The hardware is bought by you, installed by your contractors and owned by you. Nothing sits on our balance sheet, so we have no incentive to over-specify boxes to hit a hardware margin.
Can the AI run the villas on its own?
No. AI Optimization sits on top of the readable layer later, as a cloud subscription. It benchmarks, forecasts and flags anomalies across villas and shared plant. It is advisory only: a person always approves every recommended action, and it never takes control of plant or safety systems. If you want one more app, puniq is the wrong call.
