About this tool

A net-zero target is only useful if you know how far you are from it today. This calculator turns a high-level goal into a concrete number: the share of energy you need to cut, the annual kWh behind that cut, and roughly how much onsite solar would close what is left.

Enter your building's current energy-use intensity (EUI), a target EUI (we default to 90 kWh/m²/yr, a common net-zero-ready benchmark for GCC commercial stock), and your floor area. The tool computes the gap per square metre, scales it to your whole building, and sizes an approximate rooftop solar system using a typical Gulf yield of about 1,700 kWh per kWp per year.

How to read the result

The headline percentage is how much you must reduce demand to reach the target. In Gulf buildings, cooling is 60 to 70% of load, so most of that reduction comes from smarter controls and optimization before you ever add panels. Treat the solar figure as a sizing sketch, not a procurement spec.

What EUI counts as net-zero-ready?

There is no single number, but well-optimized GCC commercial buildings often target 80 to 100 kWh/m²/yr before renewables, which is why we default to 90. Your right target depends on building type, climate zone, and how much roof you can devote to solar.

Why optimize before adding solar?

Every kWh you avoid is cheaper than a kWh you generate. Cutting waste first shrinks the load, which shrinks the solar array and cost needed to cover what remains. Panels on an unoptimized building just power inefficiency.

How is the solar estimate calculated?

We divide the remaining annual energy gap by a typical Gulf rooftop yield of about 1,700 kWh per kWp per year. It is a planning sketch. Actual sizing depends on roof area, orientation, shading, and inverter losses.

Does the gap include onsite generation already installed?
