Building Analytics: The KPIs Every Operator Should Track

You cannot manage a building you do not measure, and you cannot measure it with the wrong numbers. Building analytics drowns most teams in metrics, hundreds of points, dozens of reports, and almost no agreement on which ones matter. The fix is not more data. It is a short, ruthless list of building KPIs that tie directly to energy, cost, and comfort, tracked every week. Pick five KPIs and watch them religiously and you will outperform a team drowning in five hundred.

This is that short list for owners and operators in the Gulf, where cooling dominates and tariffs are climbing. Each KPI below comes with what it measures, why it matters, and a rough GCC benchmark you can sanity-check against today. Treat the benchmarks as typical ranges, not guarantees: your building's real targets come from an audit.

KPI 1: Energy Use Intensity (the headline number)

Energy use intensity (EUI) is annual energy use divided by floor area, usually kWh per square metre per year. It is the one number that lets you compare your building to itself over time and to its peers. A rising EUI means the building is getting less efficient, full stop, even if every individual system looks fine. It is the headline of building performance because it hides nowhere.

Benchmark before you target

Before setting an EUI goal, find out where you actually stand. Run the energy use intensity benchmark to compare your building against typical GCC ranges for its type. You cannot set a credible target until you know your starting line.

KPI 2: kW per ton (the plant efficiency master)

For a cooling-dominated building, kW per ton is the master efficiency KPI. It measures how much electrical power the chilled-water plant burns to deliver one ton of cooling. A plant creeping from 0.7 to 0.9 kW per ton is quietly adding 25% to the largest line on your energy bill. Track it weekly, plotted against load, and a rising line is your earliest warning of fouling, a failing chiller, or bad sequencing.

KPI 3: Fault counts and resolution time

Energy and comfort problems almost always start as faults that nobody closed. Two numbers turn maintenance from reactive to managed: how many faults are open, and how long they stay open. A stuck valve or a sensor reading wrong is not just a ticket, it is a continuous energy leak until someone fixes it.

  • Open fault count: the running total of unresolved faults. A rising count means the building is degrading faster than the team can repair it.
  • Mean time to resolve: how long faults stay open. Long resolution times turn small leaks into big bills.
  • Repeat faults: the same fault returning is a root cause nobody addressed, hiding as routine maintenance.

KPI 4: Comfort, the KPI that protects the rest

Efficiency that creates complaints does not last. The fastest way to lose an energy program is for tenants to feel hot, because the override that follows wipes out the savings. Comfort KPIs keep efficiency honest. Track the share of zones inside their setpoint band and the volume of comfort complaints. If both are healthy, your savings are real. If you saved energy by making people uncomfortable, you saved nothing.

What is a good energy use intensity for a GCC building?

There is no single number, because EUI varies hugely by building type, hospitals run far higher than offices. The useful move is to benchmark your building against typical ranges for its type, then track its own EUI over time. Improving against yourself matters more than hitting a generic figure.

Why is kW per ton more important than total kWh?

Total kWh tells you how much you used, but not whether you used it efficiently. A busy month uses more kWh and that is fine. kW per ton normalizes for load, so it reveals whether the plant itself is getting better or worse, which is the question that actually drives action.

How many KPIs should an operator actually track?

Around five. Energy use intensity, kW per ton, fault counts, delta-T, and a comfort metric cover most of what drives energy and complaints. A short list reviewed every week beats a sprawling dashboard nobody reads. The discipline is in the cadence, not the count.
