About this tool

Energy-use intensity (EUI) is the single most useful number for comparing buildings: total annual energy divided by floor area, in kWh/m². It strips out size so a small office and a large mall can be measured on the same scale. This tool computes your EUI and rates it against typical GCC benchmarks for your building type.

Enter your annual electricity in kWh, your floor area in m², and pick a type. We compare your result to GCC averages (office 210, retail 255, mall 300, hotel 290 kWh/m²) and return a simple rating: Good if you are well below the benchmark, Average if you are near it, and High if you are running hot.

How to read the result

A High rating is not a verdict, it is headroom. In the Gulf, cooling drives 60 to 70% of load, so most over-benchmark buildings are losing energy to schedules, setpoints, and equipment that run harder than they need to. That is exactly what a unified building management system recovers.

What is a good EUI for my building?

Lower is better, but the right target depends on type and climate. As a rough guide for the GCC: office near 210, retail 255, mall 300, hotel 290 kWh/m². Beating those by 15% or more is a strong result, especially in Gulf heat.

Should I include cooling and everything else?

Yes. Enter total annual electricity from your bills or meters, including chillers, lighting, lifts, and plug loads. A partial figure understates your EUI and makes the benchmark misleading.

Why is my EUI high even though my building is new?

New does not mean optimized. Many recent GCC buildings ship with vendor-locked controls running default schedules and conservative setpoints. The fix is usually better control and integration, not new equipment.

How do I lower my EUI?
