Chilled water optimization: the biggest single lever

Most plants run a fixed chilled-water supply temperature, often 6 or 7 degrees, year round, because that is the design worst case. But the building only sees the worst case for a fraction of the year. Chilled water optimization through reset means raising the supply temperature when the load is light, because a chiller gets dramatically more efficient as the water it makes gets warmer. Even a couple of degrees of reset, applied only while every zone stays satisfied, moves real money off the bill.

  1. Chilled-water supply reset: raise the setpoint under light load, drop it back as cooling demand climbs.
  2. Condenser-water reset: track the wet-bulb so chillers and cooling towers hit their combined sweet spot.
  3. Variable flow: pump only the water the building needs instead of full flow all day.
  4. Sequencing: stage chillers so each runs near its efficient point, not lightly loaded and wasteful.

Comfort is the constraint, not the casualty

Reset logic only raises temperatures while every zone is still satisfied. The moment a zone starts to drift, the setpoint drops back. Done right, occupants feel nothing, the chiller just stops over-producing cold it did not need to make.

Free cooling: know its real limits here

Free cooling, using cool outside air or water instead of running a chiller, is a powerful lever in temperate climates. In the Gulf, you have to be honest about its limits. Air-side free cooling barely applies when it is 40-plus degrees outside for most of the year, and chasing it can even hurt by dragging in hot, humid, dusty air that the plant then has to fight. The point is not to copy a European playbook, it is to apply the right strategy for the climate you actually operate in.

Demand control ventilation: stop cooling air you do not need

Bringing in fresh outdoor air is necessary for health, but in the Gulf that air arrives hot and humid, so conditioning it is expensive. Demand control ventilation (DCV) uses CO2 sensors to bring in only as much fresh air as current occupancy actually needs, then ramps it back when the space empties.
