Most commercial buildings already run the hardware. What they lack is one readable layer that ties it together. puniq ships three products that take a building from scattered, vendor-locked silos to a single, vendor-neutral brain. Pick the one that matches where your building stands today.
The product line
Each product stands on its own and feeds the next. Buildings with systems start with the audit. New builds start with the blueprint. The AI layer rides on top of either one.
For buildings already running five or more vendor systems that never speak to each other. We unify them into a single, vendor-neutral data layer, on-premises, closing with the Documented Data Map.
Explore Data AuditorFor new builds and deep retrofits where no usable automation exists yet. We design an open, future-proof control layer that will never lock you to a single vendor again.
Explore Infrastructure BlueprintA subscription layered over P2 or P3: benchmarking, forecasting, anomaly detection and compliance output. Advisory only, human-in-the-loop, and outside BSI C5 and NIS2 audit scope by design.
Explore AI OptimizationThe path
These are not competing options. They are stages on one path. Where you enter depends on what your building already has.
If your building already runs HVAC, access, metering and lighting from different vendors, the systems are there but they do not talk. Data Auditor inventories every controller, protocol and data point, then unifies them into one readable, on-premises layer. You leave with the Documented Data Map, the single artifact legacy integrators and PropTech SaaS never hand over.
For a new build or a gut retrofit, there is nothing to unify yet. Infrastructure Blueprint designs the automation layer from first principles, open protocols, no proprietary dead ends. We specify the network, the points and the integration plan so the building is readable from day one.
Once a building is readable, through P2 or P3, AI Optimization plugs in from the cloud. It benchmarks performance, forecasts load, flags anomalies before they become failures, and produces the documentation that GEG, CSRD and the EU Taxonomy now demand. Advisory and human-in-the-loop on purpose, which keeps it outside the heaviest audit scope while still driving real savings.
The thread through all three is the same: German engineering rigor applied to messy, multi-vendor buildings, and a refusal to ever lock you back in.
Where to start
Most owners do not need to decide alone. Tell us what runs in the building today and what you are trying to hit, whether that is an energy target, a GEG §71a obligation, or a CSRD report you can no longer postpone. We will tell you plainly whether you start with an audit, a blueprint, or straight to the AI layer. No upsell, no hardware on your balance sheet.
puniq brought real structure to a project we expected to stay messy. They designed the system around our goals, not a product catalogue.
Tell us about the systems you run today. We will map the path to one intelligence layer.
