puniq UG is a Berlin-based software company built for one job: turning commercial buildings that run five or more disconnected vendor systems into a single, readable layer that owners actually control. A building is already full of intelligence, scattered across HVAC controllers, access systems, metering, lighting and energy hardware that each speak their own dialect. We give the building one voice, one brain and one place to be understood.

The Documented Data Map

The wedge. Every audit and blueprint closes with a full, vendor-neutral map of every controller, protocol and data point in the building. Legacy integrators and PropTech SaaS do not produce it. It is what makes a building auditable, transferable and genuinely yours.

No hardware sits on our balance sheet, which means software margins and low regulatory friction. The customer owns the on-premises layer; we bring the engineering and the intelligence on top. Asset-light, on purpose.

Founder

Waddah Zekri

puniq was founded by a Full-Stack IoT Architect and Smart Building Consultant based between Dresden and Berlin, whose career sits exactly where puniq operates: at the seam between embedded hardware, industrial control and applied machine learning.

At TU Dresden, on the Deutsche Telekom Chair of Communication Networks, he researched embedded software and IoT, built AI-based smart sensors, and worked on energy storage and microgrid optimization using time-series forecasting with LSTM and SARIMA models. That work is the direct ancestor of puniq's forecasting and anomaly-detection layer.

At elevait GmbH he applied machine learning and computer vision to detect and georeference construction-site plans onto satellite maps. At HOOTS sensorsystems he worked as an embedded and IoT engineer on transformer energy-supply monitoring and predictive maintenance, catching faults before they cut power. Earlier, at CERN's CMS/LHC, he worked on nuclear instrumentation and data analysis for gas electron multipliers.

He holds an engineering diploma and a Master in industrial informatics and automation from ENIT Tunis, with hands-on depth in SCADA, OPC, PLC, RFID and ROS, the exact protocols a real building runs on. He works in French, English and Arabic at an excellent level and German at B1.

The regulatory tailwind

The demand is being written into law

The demand for what puniq produces is no longer optional. Across the EU, the documentation, monitoring and reporting we deliver is increasingly written into law. That turns building intelligence from a nice-to-have into a compliance requirement.

  • GEG §71a (the German Building Energy Act) mandates system automation and monitoring for larger buildings, which is precisely the readable layer a Data Auditor engagement delivers.
  • EU Taxonomy and CSRD push corporate sustainability reporting that needs auditable building data, the kind a vendor-neutral data map can stand behind.
  • The EU Data Act 2024 strengthens the right to access and port machine-generated data, which directly favors open, non-locked-in building layers.
